BMS Supervisor

A BMS (Building Management System) Supervisor is responsible for overseeing the operation, maintenance, and management of a building’s automation systems, ensuring the efficient running of HVAC (Heating, Ventilation, and Air Conditioning), lighting, fire safety, and other critical systems within the facility.

Key Responsibilities:

1. Supervision and Management:

• Oversee the operation and maintenance of all BMS-controlled systems.
• Supervise a team of technicians and ensure they are well-trained, productive, and meet operational goals.
• Conduct regular assessments of BMS performance and implement improvements as needed.

2. System Monitoring and Troubleshooting:

• Monitor BMS performance on a continuous basis to ensure optimal functionality.
• Identify and troubleshoot system faults or malfunctions and implement corrective actions.
• Coordinate with third-party service providers for external support if needed.

3. Maintenance and Repair:

• Ensure scheduled preventive maintenance is carried out on BMS-related equipment and systems.
• Maintain records of all maintenance work, repairs, and updates.
• Ensure all BMS hardware and software is up-to-date and functioning properly.

4. System Upgrades and Improvements:

• Assist in upgrading the BMS infrastructure when required.
• Collaborate with the engineering team to plan system enhancements and integrations.

5. Compliance and Reporting:

• Ensure compliance with health and safety regulations, environmental standards, and industry best practices.
• Prepare regular reports on system performance, maintenance activities, and energy efficiency.
• Maintain accurate logs of issues, actions taken, and system changes for audits.

6. Energy Management and Optimization:

• Work on optimizing energy usage by adjusting BMS settings for efficiency.
• Identify energy-saving opportunities within the BMS system and implement strategies to reduce consumption.

7. Coordination and Communication:

• Coordinate with other departments (facilities management, engineering, security, etc.) to sure smooth building operations.
• Provide technical support and training to staff on BMS operations.

8. Emergency Response:

• Take prompt action in emergency situations to ensure the safety and continuity of building operations.
• Manage emergency troubleshooting, repairs, and incident reporting.

Qualifications and Skills:

• Education: Bachelor’s degree in Electrical Engineering, Mechanical Engineering, or a related field; certification in BMS systems preferred.
• Experience: 3-5 years of experience working with Building Management Systems, HVAC, or related systems, with at least 2 years in a supervisory role.
• Skills:
• Strong knowledge of building systems (HVAC, electrical, lighting, fire safety).
• Proficient in BMS software and automation technologies.
• Good leadership and team management skills.
• Excellent troubleshooting and problem-solving abilities.
• Strong communication and organizational skills.

Working Conditions:

• Office and on-site work environment, possibly with shift or emergency availability depending on the facility’s operational hours.
• Regular use of computers and monitoring equipment.
